Situated on a corner site in Epsom, the 1930’s Arts and Crafts Cottage has a prominent street presence. The existing cottage was split across three levels with five bedrooms, though previous alterations allowed for minimal living space, with little connection to the Gardens.

A new South addition includes new Kitchen, Dining and Family Rooms. The addition wraps around a west-facing louvred courtyard with outdoor fireplace, connecting the living areas to the exterior. The First Floor includes a new Master Bedroom with Ensuite and Wardrobe, separate Sitting Room, Children’s Bedrooms, Bathroom and Play Rooms.
A new North Garage wing sits forward of the main House, connected by an interior link, to retain the form of the existing Cottage. The upper level includes a Bedroom suite, with a north facing bay window overlooking Mt Eden.

Retaining the heritage values of the existing House was important in the design process, along with respecting the neighbourhood character. Material and colour selections were an important part of this process, where we worked closely with the clients to resolve a cohesive design. Extensive planting was undertaken across the site to ensure the neighbourhood character is retained.
